Offers are always made through the estate agents, and you must provide confirmation in writing (via email). Agents are legally bound to put your offer to the vendor, so there is no chance it will not be considered. If your first offer is accepted, this is good news, but if it is rejected, there is no cause for despair. If the property remains just as desirable (and unsold), then it’s time to enter negotiations. Firstly, if you can find out if other offers were made - and what they were - this will help you decide how much to increase your offer by. Your tactics may have anticipated counter offers - the question is when to play your final card. If there are multiple offers at the same price, sometimes it is worth explaining your strong buying position and outlining the less tangible reasons why you and your family would make good custodians of the property for the future: this can have an impact. If it’s more clinical, and goes to sealed bids, then put your best and final offer in - and judge it on how much you value the property, both financially and emotionally.&nbsp;

<h2>Offer Accepted</h2> 
Hopefully, at the end of the negotiation, you succeed: the final offer will be accepted at a price that suits both you and the seller. There is, however, still work to be done to secure the sale. The estate agent will confirm acceptance in writing, but make sure they swiftly take the property off the market. If it is no longer advertised for viewings, this negates the risk of attracting further interest. Your solicitor will want a Memorandum of Sale from the estate agent in order to start the legal ‘conveyancing’ process. Legally, there needs to be a property survey to check for structural issues (if there are any major issues, the cost of faults or issues could then be taken into account into the final price). While the property is ‘SSTC’ - sold subject to contract - the deal is on. All parties are busily working towards exchange and completion. From start to finish, the process can take between 12-16 weeks.&nbsp;

Barnfield Riding School is passionate about teaching riders of all ages and abilities to share their love of horses and believes there is much to learn from the horses themselves. Hacking through Richmond Park with them takes place every day except Monday, according to demand, and rides usually last between an hour or two. New riders will need an assessment lesson before booking a hack, which is fairly commonplace. Longer hacks go out every Sunday morning from 8.30am. At the northern end of the 102-mile Cotswold Way National Trail, this lesser-travelled ‘end’ route from Chipping Campden to Broadway Tower is deeply rewarding and unquestionably scenic. In fact, it’s been technically proven. As you cross the Gloucestershire-Worcestershire border, pausing for breath under the turrets of a famous local folly - Broadway Tower - on a clear day you can count 16 counties as you cast your eyes across the majesty of southern England. No wonder the famed English textile designer and writer William Morris loved it here, especially with red deer grazing away lower down the hill. Overall, this trail is one that encompasses varied terrain without being too strenuous for casual walkers. Chipping Campden is a charming village from which to start, with The Noel Arms a popular spot for a pre-walk breakfast. Along the well-signposted way, amid pleasantly rolling countryside, Dover’s Hill is an interesting natural amphitheatre and a famous viewpoint overlooking the Vale of Evesham. Broadway Village - especially The Swan pub - is a lovely spot to refuel once this captivating walk is done. It will likely take three hours, and warrants a rich reward.

<h2>Bradford-On-Avon To Bath ( 9-10 Miles)</h2> 
Further south is a longer walk that takes in two glorious English counties. This focuses on a long stretch of beautifully restored waterways, starting at the pretty Wiltshire town of Bradford-on-Avon and finishing in the stunning Regency city of Bath (in Somerset). It’s an easy-to-follow route, too, meaning that you can meander gracefully along the Kennet and Avon Canal without a care in the world (or your head stuck in a map). This area this walk encompasses represents a huge success story; in spite of the unshakeable nature of its bucolic surroundings, the canal had fallen into a bad way over previous decades. But, from a state of serious disrepair and neglect, it is now utterly thriving: clean, bustling, peaceful, safe, with a total abundance of wildlife and nature at every twist and turn, and some inviting cafes and pubs to stop off along the way. Dundas Aqueduct is an impressive Grade I-listed structure, well worth admiring, as is Claverton Pumping Station. In short, there is plenty to see and do. To return, trains run regularly between Bath Spa and Bradford.

<h2>Westonbirt Trails (Various Distances)</h2> 
A whole world of trees is waiting to be explored at Westonbirt Arboretum - an impressively comprehensive collection of stunning specimens from all corners of the globe. With over 600 acres of woodland across the Westonbirt site, there is an impressive variety of trails to explore, tailored to suit all ages, interests and fitness levels. The Silk Wood Trail is hugely popular and, at three miles long, is enough to get the blood pumping, but likely to be moderate enough for the whole family to find manageable and enjoyable. This route takes in semi-natural woodland with a diverse mix of trees - incorporating both native species and exotic specimens - and takes the breath away in autumn, when the leaves turn into a riot of orange and gold, and also in spring, when the sap is rising fast and blooms are rampant. Overall, it’s a thrilling escape into nature - but with all the amenities you can imagine right on hand, on-site parking, toilets, picnic areas, and wheelchair-friendly paths.

<h2>Bredon Hill Circular ( 5-6 Miles)</h2> 
“Here of a Sunday morning; My love and I would lie; And see the coloured counties; And hear the larks so high; About us in the sky.” So wrote besotted English poet AE Housman in 1896 about Bredon Hill, a majestic mound of Cotswold land beloved of poets and artists, which continues to inspire devotion and awe to this day. Still strewn with the romantic ruins of ancient fortifications, castles and follies, this 980ft summit gets less footfall than other high treks within the Cotswold Area of Outstanding Natural Beauty (AONB) region - perhaps being at the northern tip of the region - but it is no less beautiful. The Bredon Hill Circular is the best way to make the most of panoramic views and can be done in around three hours. Start and end in Ashton-under-Hill, a charming village with sandy ‘Cotswold stone’ cottages, before passing through Banbury Stone Tower (also known as Parsons Folly), from where the views can stretch for nearly 100 miles. Ancient landmarks like Kemerton Camp, an Iron Age hillfort, are relatively easy to find and there are wildflower meadows and wooded trails along the way. Take note: there is uneven terrain in places on the ascent to Bredon Hill summit.

This historic, much-celebrated beauty spot sits within the Surrey Hills ‘Area of Outstanding Natural Beauty’ (AONB) and is well managed by the National Trust. As such, it’s a real honeypot for walkers of all ages and fitness levels, with a range of superbly maintained routes. Of all the well-marked trails, the Juniper Top Circular is a popular choice for people who really want to get a good sense of the area. It’s a mildly challenging trail, showcasing the ancient woodland and open chalk grassland. Start at the top of Box Hill - taking in that expansive vista - then follow the trail markers to enjoy the varied scenery and rich wildlife. It is majestic in spring, when the bluebells spring up in the woods. There are some uneven paths and steep inclines, so good boots are recommended. There are plenty of pretty picnic spots to stop and rest.

<h2>Abinger Roughs &amp; Abinger Common ( 5 Miles )</h2> 
Abinger Roughs has quite a pedigree. Charles Darwin, the famous naturalist who conceived the theory of evolution by natural selection, used to walk here in the 1870s while staying nearby at Abinger Hall. Set above the village of Abinger Hammer, this is an enchanting area of grassland and mixed woodland, where some of the mighty oak trees are over 300 years old and well worth close inspection. More generally, a walking trail from Abinger Roughs (from the car park) to Abinger Common (ending in the village) represents a beautiful countryside stroll through some of Surrey’s most flattering and satisfying landscapes: woodland trails, open meadows, and historic landmarks. The Roughs, and much of the route, is home to a rich variation of wildlife, so it’s ideal for curious young explorers who might want to follow in Darwin’s footsteps and start investigating nature more fully: deer, rabbits, and various bird species are commonly spotted. Pathways are fairly flat and clearly marked. Look out for the very pleasant St. James’s Church and enjoy a rest on the green.

<h2>Polesden Lacey Estate Walk ( 5 Miles )</h2> 
This captivating five-mile walk is best enjoyed in a leisurely manner. Polesden Lacey is a breathtaking grand estate to rival the very best, with so much to take in. It is very much a family-friendly adventure too, suitable for walkers of all ages and abilities, so taking time with a big gang of loved ones might feel entirely natural. Highlights include admiring Polesden Lacey House itself, a stunning Edwardian mansion, and exploring its beautifully maintained gardens, including the Rose Garden and Long Walk. The walk then takes you through rolling countryside, passing through the open fields and meadows of Ranmore Common and the surrounding estate, and wandering through peaceful ancient woodlands filled with deer, birds and butterflies flitting in between handsome old oak, beech and ash trees. The Terrace at Polesden Lacey House is perfect to stop and take photos; views from here are panoramic and make you take stock; the cafe is an excellent place to rest the legs.&nbsp;

Depending on variations, this particular route can be anything up to a full 10 miles - but the physical challenge is well worth it in order to fully maximise the potential of this area, which&nbsp; offers a potent mix of natural beauty and historical charm. Leith Hill Tower, for starters, is an iconic landmark which serves as a focal point for the walk. It has been a popular walking and picnic spot for more than 200 years, and the area around it is one of the highest points in South East England: views of the South Downs encapsulate England at its greenest while, to the north, you can even spy the instantly recognisable London skyline. Tillingbourne Stream, meanwhile, provides a soothing setting for the middle section of the route, especially when muscles are starting to hint at feeling the burn. It’s a circular trail, and the start/end point is Coldharbour, a quintessential Surrey village with a classic country pub (The Plough Inn) and a reassuring atmosphere of timeless contentment. Sturdy footwear is recommended, as terrain can be uneven and muddy, especially after rain.

The return loop follows trails through quiet woodlands and open clearings, and the path that loops back toward Newlands Corner offers a pleasantly different perspective of the landscape. The entire experience of this place earned it a Michelin star after only 12 months of operation and led to repeated success all over the world. This place remains the flagship however, and it is always pleasing to go directly to the source where everything for this brand began.

Established in 1926, this landmark of British cuisine has watched almost a century of cultural development and evolution happen all around it. It would be difficult to find a venue in Soho with more stories associated with its four walls too. The building itself was home to Karl Marx during his time in London, and the poet Dylan Thomas once enjoyed the hospitality here to such an extent that he left an unfinished manuscript of his play Under Milk Wood on one of the tables. Celebrated chef Jeremy Lee leads the creative direction for the food in the present day and brings his love of bold, punchy flavours to bear on a lunch menu that delivers dishes such as the Smoked Eel Sandwich served on sourdough with horseradish cream. This is very much the recommended choice for first-time visitors as a rite of passage in this superb Soho eatery.

The lunch menu has all the breezy, airy inspiration of the Pacific West Coast that you would expect through exceptional fish courses of langoustines, scallop starts and sablefish mains. It is clear that SOLA is making a splash on the culinary scene through the amount of accolades it is racking up in such a short space of time. In less than five years, it has gained a Michelin star, 3 AA Rosettes and a ranking in the UK’s top 50 restaurants. Most importantly, it has found its way into the hearts of everybody that takes a table here too.

The Anglo-Russian-inspired restaurant was founded by Leonid Shutov and Richard Howarth in 2008 to offer a unique dining experience in the Soho district. This place holds the honour of having the most champagne poured in any UK venue, due to its now iconic Press for Champagne button installed in the booths. It is, of course, the food that remains the real draw here with wild boar Toulouse Sausages, Gilt-head Bream and Corn-fed Poussin showcasing some capable cooking. It is the attention to small details that has provided Bob Bob Ricard with an enduring appeal now well into its second decade.
