Discretion, Experience and Strategic Deal-Making: The Sale of a Grade II-listed Bloomsbury Property

<p>International interest in central London is helping to sustain a resilient market. Paired with the passive income of potential rental returns, the long-term security provided by the UK’s capital has long had a magnetic pull on foreign investors.</p>

<p>However, in an increasingly complex and sophisticated market, a combination of excellent connections, industry acumen and a tailored approach is required to secure significant sales in Prime Central London. A Grade II-listed property on Bloomsbury’s Burton Street provides a standout example. Comprising five turnkey apartments, the late Georgian property was listed with a guide price of £6.15m.&nbsp;</p>

<p>Overseeing a portfolio of blocks, the client was acting on behalf of an asset management firm. This SPV (Special Purpose Vehicle) instruction was complex, requiring an experienced broker with excellent knowledge of the market. Furthermore, the seller requested a discreet transaction and a stringent vetting process.</p>
<p>To manage the relationship and carefully find a suitable buyer, United Kingdom Sotheby’s International Realty deployed both Director Darcy Hunt and Senior Director Catharine Che. A Chinese investor was subsequently identified, and within three months a sale was agreed and completed without it ever coming to market.&nbsp;</p>
<p>“Catharine and I are thrilled to have completed this SPV sale, securing a high-yielding block of flats with strong long-term potential,” explains Darcy Hunt, a Director at United Kingdom Sotheby’s International Realty. “This deal reflects both the resilience of the market and the value of expertise in navigating intricate transactions.”</p>
<p>A rare unbroken residential freehold, configured as one three-bedroom apartment and four two-bedroom apartments, the property spans 3,879 sq ft over five floors. Beyond, Burton Street offers excellent transport links with King’s Cross St Pancras Station 500 metres away and Euston Station within just 300 metres. A neighbourhood with literary provenance, Charles Dickens is commemorated with a blue plaque, having lived opposite at Tavistock House.</p>
<p>“Our client chose United Kingdom Sotheby’s International Realty because of our proven expertise in handling complex SPV sales and our unrivalled network of seasoned brokers,” Darcy adds. “Leveraging our deep market knowledge and global connections, we secured a buyer without marketing the property – demonstrating the power of discretion, experience and strategic deal-making.”</p>

<p>Spanning Kensington, Chelsea and Mayfair as well as Knightsbridge and Belgravia, Prime Central London (PCL) is considered by many to be expanding into neighbouring postcodes – including Bloomsbury. The WC1 postcode benefits from proximity to Soho, Regent’s Park and Covent Garden.</p>
<p>Fitzrovia, to the west, provides an array of restaurants along Charlotte Street including Carousel and Pied à Terre – the only restaurant in London that has retained a Michelin star for 30 years. From Burton Street, Russell Square and the British Museum are within walking distance as are the University of London and its School of Oriental and African Studies (SOAS).&nbsp;</p>
<p>The buoyancy of the PCL market is increasingly underpinned by foreign investment. Currently, 70 per cent of United Kingdom Sotheby’s International Realty buyers in PCL are international. The share of US buyers purchasing London homes almost doubled in the first six months of 2024, compared to the latter half of 2023. This trend is increasingly touching on areas such as Bloomsbury where terraced houses are currently selling for an average of £2.6m, according to Rightmove data.</p>

<p>Far outweighing the consequent restrictions, the pull factor of listed property underlines the appetite for investing in a piece of English history. The block on Burton Street sold by United Kingdom Sotheby’s International Realty is one of a clutch of door numbers assigned listed status in 1974.</p>
<p>These properties were designed and built by the architect James Burton, after whom the street was named, between 1801 and 1813. Constructed from London stock bricks with fanlights, expansive sash windows and a stucco façade at ground level, they bear the hallmarks of classic Georgian homes. The railings outside are also listed. This goes some way to show the level of custodianship afforded to historically and culturally significant residences in London.</p>

Extraordinary cars from the IMS Museum at RM Sotheby’s ModaMiami Auction 2025

Top classic cars from the Indianapolis Motor Speedway Museum showcased at RM Sotheby’s Miami Auction, featuring rare automotive legends.

<p>The Sotheby’s brand is known for guarding some of the world’s finest possessions – a legacy exemplified by ModaMiami, an utterly unique luxury experience curated by RM Sotheby’s and Sotheby’s auction house. This extravaganza, which launched in March 2024, is set to return for the second time this year to Biltmore Coral Gables from 27 February to 2 March.</p> 

<p>The inaugural event was an homage to the world of luxury. It encompassed showcases from RM Sotheby’s and an exclusive high-end retail arena with signature pieces from Sotheby’s auction house, alongside live entertainment and gourmet culinary offerings.</p> 
<p>This year, ModaMiami will begin with a highly anticipated auction from RM Sotheby’s, with lots featuring vehicles from the Indianapolis Motor Speedway (IMS) Museum, a heritage museum highly regarded for its resplendent classic car collection. <p>When Ferrari was dominating the world of motor racing with six consecutive Le Mans victories, Ford was working hard behind the scenes to rise to the top. In spite of its GT40 Mk I model’s formidable performance at the 1965 Le Mans race, Ford was unable to disrupt Ferrari’s winning streak.</p> 
<p>At this juncture, renowned automobile manufacturer Shelby American collaborated with the likes of Holman-Moody to rework the GT40 Mk I. This led to the creation of the GT40 Mk II, which boasted a sleek aerodynamic body, cooling systems in the front and rear, a low-rise nose that would stay closer to the ground, and a larger NASCAR engine. This upgraded car entered the 1966 12 Hours of Sebring race. With Walt Hansgen and Mark Donohue from Holman-Moody at the wheel, the car secured second place in the race – this was a historic finish, as Ford took all three spots on the podium.</p> 
<p>Donohue and Hansgen were set to compete at Le Mans after that thumping victory. However, Hansgen tragically passed away just before the race, and Donohue was paired with Australian racer Paul Hawkins. While their vehicle was fraught with technical issues on the treacherous Circuit de la Sarthe, Ford still managed to sweep the podium with GT40 Mk IIs.</p> 
<p>The GT40 Mk II – one of only eight models ever produced – joined the IMS collection in 1968. In 2011, a refurbishment project restored the car to its original colour and style. As the car that catapulted Ford to great heights in the golden age of motor racing, this is a veritable piece of automobile history.</p>

<p>Developed by Mercedes in 1906, the 150 HP Semmering Rennwagen came to be known as ‘Brookland’ – a name sparked by the car’s incredible performance on the Brooklands circuit, the world’s first ever purpose-built racing circuit.</p> 
<p>A one-off, bespoke version of this car was built in 1908 for the sole purpose of taking part in Austria’s challenging Semmering Hill Climb. It was fitted with a larger engine than was typically allowed for Grand Prix races and was driven to victory by Otto Salzer. After this race, the car was remodelled with an impressive 17.3-litre engine that generated 150 horsepower. It was driven again by Salzer at the 1909 Hill Climb to pole position, setting a record that remained unbroken for the next 15 years. The car also achieved third place in the Champion du Monde later that year, beating stiff competition. Following these victories, the car was revamped with brand-new Michelin tyres.</p> 
<p>By the end of 1909, the Brookland was sold to an Australian buyer. It changed hands several times in Melbourne over the next few decades and gained new metal aircraft seats in the process. In 1955, David Gray Jr., one of Ford’s earliest investors, acquired the vehicle. After staying with him until 1964, the Brookland made its way to the IMS Museum – here, it was preserved immaculately.</p>

<p>Zora grew up loving racecars. He moved to New York as a young man and established himself by selling munitions for the American war effort. He went on to sell parts for Ford, which led to his racing career. Finally, he joined Chevrolet’s Corvette programme.</p> 
<p>The Corvette was dangerously close to being discontinued before Zora dedicated himself to empowering the beloved vehicle. He redesigned the body and engine, and the transformed vehicle secured ninth place in the 1956 12 Hours of Sebring. While this iconic performance boosted sales, the vehicle was clearly lagging behind the top racecars of that time. Zora realised that a new, performance-oriented vehicle needed to be made.</p> 
<p>With that, Project XP-64 was founded and was later renamed Corvette Super Sport (SS). It was a magnificent&nbsp; car, made with lightweight magnesium and other experimental components. Unfortunately, it faced several mechanical and technical challenges and had to be retired shortly after its first race. However, it gained a level of fame that did wonders for the Chevrolet brand. It was spotlighted in several motor shows and featured in countless magazines before being inducted into the IMS museum.</p> 
<p>The Corvette SS represents a journey of resilience. It was a true labour of love by an eminent Corvette ambassador, who redefined the marque for generations to come. <p>2024 saw UK Sotheby’s International Realty achieve a total revenue of £1.2 billion, a substantial increase from the previous year. The contracts were exchanged right before the announcement of the Budget, a period when most buyers were cautiously employing a wait-and-see approach.</p> 
<p>In Belgravia, the company transacted the sale of a £33m townhouse, which was the locale's highest-value deal in 2024. Another landmark transaction was a magnificent home in Launceston Place, Kensington, where a record per-square-foot price was set, making it one of the most expensive homes sold on the historic street.&nbsp;</p>

<p>What made the Centre Point sales significant wasn’t just the location, the square footage, or even the staggering panoramic views. The sale was symbolic as it marked the acquisition of the final three flats in the building that were bought by a family of three siblings.</p> 
<p>The apartments themselves are textbook modern luxury. Open-plan living spaces stretch expansively, framed by floor-to-ceiling windows that make London feel less like a city and more like your very own backdrop. Day or night, the views are cinematic, equally dazzling whether bathed in sunlight or drenched in the neon glow of the West End. Yet the buyers recognised the golden opportunity hiding in plain sight, with the appeal of the location within walking distance of London’s most popular neighbourhoods and the attractive price point.</p> 
<p>Centre Point borders Covent Garden, Soho, and Fitzrovia and is a prime destination for living and socialising in London. Transport links reach Heathrow within 30 minutes and Canary Wharf in only 12 when the new crossrail station opens.</p> 
<p><a href="https://sothebysrealty.co.uk/agent/alice-chan/" rel="noopener" target="_blank">Alice Chan</a>, the UK Sotheby’s International Realty Sales Director who orchestrated the deal remarked: “Had these flats been anywhere else, the asking price would’ve been astronomical. The buyers understood that. They saw the potential, not the postcode. It was an enjoyable challenge to find each sibling a pied-à-terre that worked in tandem with their needs.”</p> 
<p>Each sibling brought a family of their own into the equation, with children ranging from newborns to teenagers. It was a challenge to secure a space that offered privacy for each family unit while making sure they all felt like one big household. The solution came in the form of three separate flats in Centre Point, each tailored to the individual sibling’s tastes.</p> 
<p>“It was like a puzzle, but each piece fell rightly in its place, and this was no small feat. A happy outcome, three families now have a London base where they can be close yet independent. It’s a rarity, and it’s exactly what they wanted.” says Alice.</p>
