United Kingdom Sotheby’s International Realty sells three of SW1’s most significant homes
Senior Sales Director Will Pitt has closed out sales of the Heritage Collection – a clutch of exclusive residences that crowns Westminster’s prestigious 9 Millbank development. The properties, two grand duplex apartments and one flagship penthouse, celebrate their setting with original features and considered interventions.
With a combined asking price in excess of £50m, the three residences span a total of 21,000 sq ft. Will Pitt worked closely with esteemed developer St Edward to ensure a successful end to the project. The homes were sold separately, with the transactions all concluded in the space of four weeks.
Turnkey luxury meets 1920s grandeur
Senior Sales Director Will Pitt closely collaborated with super-prime developer St Edward to understand their needs and become an authority on the Heritage Collection. “It was a privilege to represent these remarkable homes and work alongside the exceptional team at St Edward,” he recalls.
For all three of the properties, the transactions were concluded in the space of less than a month. This achievement underscores United Kingdom Sotheby’s International Realty’s standing as the brokerage of choice for London’s most discerning buyers and sellers of super-prime property.
“Each residence within the Heritage Collection is truly one-of-a-kind and possesses its own identity,” Will Pitt added. “It is immensely gratifying to know they now belong to owners who value their historical and architectural significance. I look forward to continuing to represent similarly distinguished developments across Prime Central London.”
George Azar, Chairman & CEO of United Kingdom Sotheby’s International Realty, stated: “These transactions are a testament to the trust that our clients and partners place in our expertise, especially in a climate of ongoing market uncertainty. We have consistently demonstrated our ability to deliver results at the very highest level of the market. The sale of these legacy properties affirms our position as the foremost authority in London’s super-prime sector. We remain committed to representing the most exceptional homes across the capital.”
A Trio of Trophy Homes
Steeped in provenance and in a position of prominence, 9 Millbank is an outstanding development. Atop it, the Heritage Collection represents the pinnacle of refined city living. Unfolding across 9,582 sq ft of design-led spaces, the Astor is the collection’s flagship penthouse.
This property was marketed with a guide price of £24m. The Astor’s spaces span five bedrooms, six bathrooms and an expansive rooftop terrace with breathtaking views of Westminster Palace, Big Ben and the London Eye.
The penthouse’s reception space served as the Chairman's boardroom when the building was occupied by Imperial Chemical Industries. It features a barrel-vaulted ceiling, carved architraves and gilded domes. The penthouse takes the seventh and eighth floors.
The Conrad encompasses 7,219 sq ft of living space and was marketed with a guide price of £17.5 million. It features five bedroom suites and a voluminous living area. With a guide price of £11.95m, the Gainsborough draws together four bedroom suites and interior design by Katharine Pooley. The 4,536 sq ft property features a striking, wood-wrapped reception room. Set into the corner of the building, it also enjoys diagonal views across the River Thames.
The Conrad and the Gainsborough each feature an expansive private terrace with soaring double-height columns. Both apartments are arranged across the fifth and sixth floors. Residents’ amenities include a pool, spa, gym and cinema room as well as a 24-hour concierge and a landscaped courtyard garden.
A Super-Prime Address
The collection draws inspiration from the listed neo-classical framework that the apartments occupy. Benefiting from striking architecture and far-reaching vistas, the riverside development is located within the former Imperial Chemical House.
Originally completed in 1929, the new scheme retains original features including the Portland stone façade, with busts of notable chemists, and silveroid entrance doors with bronze inlays depicting technological advancements.
The development occupies the eastern edge of Westminster, with nearby Michelin-starred dining including Quilon and A. Wong. The Houses of Parliament, St John’s Gardens and the south bank of the River Thames are all accessible within a five-minute walk. St James’s Park, Buckingham Palace and the famed Westminster pub the Two Chairmen are also close by.
