The brokerage successfully agreed the sale of a storied six-bedroom property in St John’s Wood, guided at £20,000,000, under an exclusive mandate. The deal was expertly orchestrated by Senior Sales Directors Zach Madison and Lee Greenfield, who sold the property to a domestic family looking to upsize. After being handled by multiple prominent agencies, the property found its buyer within a few months of instruction.

Georgian Marvel in an Exclusive Enclave

Nestled within one of St John’s Wood’s most prestigious streets, this 7,487-square-foot property is arranged expansively across five storeys. It boasts an exquisite stucco-fronted facade and an appealingly symmetrical fenestration woven with twin bays and large sash windows. The lofty internal footprint unfolds over six bedrooms, seven bathrooms, and grand entertaining areas. A full-width terrace overlooks the beautifully landscaped southeast-facing garden, providing an elevated indoor-outdoor lifestyle, while verdant vistas take centre stage inside.

Period proportions have been uplifted by a cool, contemporary colour palette. Curated modern amenities are also on offer, including a vast indoor swimming pool and ample off-street parking. A perfectly appointed, self-contained one-bedroom apartment can serve as discreet staff quarters or guest accommodation. Rounding out the offering is its immense expansion and development potential: planning consent for a 2,400 square-foot basement has been implemented, while a further 3,545 square-foot basement under the rear garden has council pre-approval.

St John’s Wood: A Timeless Address

Hamilton Terrace is an exceptionally wide residential thoroughfare in St John’s Wood, distinguished by its tree-lined verges and grand period dwellings. Steeped in cultural cachet and history, it has long attracted notable figures from the arts and academia, including Philip Jones, the globally acclaimed trumpeter, and Gerald Moore CBE, the celebrated classical painter. Today, it remains a scenic pocket in the heart of London and a striking embodiment of the broader neighbourhood.

St John’s Wood’s unique appeal lies in its bucolic atmosphere paired with its proximity to Central London. It carries the patina of old-world decadence thanks to its breathtaking architectural mosaic, characterised by rare Georgian mansions, Victorian terraces, and Edwardian townhouses — all set against a backdrop of verdant enclaves.

Market Significance

London’s prime property market has faced headwinds from policy shifts and economic uncertainties, which St John’s Wood has absorbed with admirable resilience thanks to its distinct value proposition. Whilst prices in the neighbourhood have dipped modestly from their 2022 peak — down 2.7%, with a 26.2% year-on-year decrease in overall sold prices — the average price per square foot has risen by 12.1%, now standing at £1,604. This apparent contradiction indicates that although fewer high-value properties have changed hands, buyers are paying more per square foot for quality homes in the highly desirable neighbourhood.

This sale represents precisely this enduring appeal of St John’s Wood. It offers the best of both worlds, with its village-like bliss and charming local amenities complemented by its proximity to Central London’s pace and upscale lifestyle offering. It is this rare combination that secures St John’s Wood’s place on the map for discerning buyers seeking space and serenity in the bustling capital.

Zach Madison, Senior Sales Director, United Kingdom Sotheby’s International Realty, shared, “We were delighted to be instructed on the sale of this property and to have achieved the desired result for our clients, where several other agents had failed to do so previously. Despite ongoing challenges in the market, we’re continuing to excel and sell super-prime homes thanks to our local knowledge, strategic pricing approach, and exceptional global network.”

Lee Greenfield, Senior Sales Director at United Kingdom Sotheby’s International Realty, added, “Having both worked in the area for over two decades, Zach and I are incredibly pleased with this result. Like every negotiation, we treated this one as a personal project. It is extremely rewarding to see our sellers achieve the result they have long hoped for and the buyers happy with their new home.”

Final Thoughts

This sale reflects United Kingdom Sotheby’s International Realty’s continued momentum in 2025, building on its robust H1 results — with £588 million in sales and £26.9 million in lettings completed in the first half of the year. It further bears testimony to the firm’s ability to navigate intricate market dynamics while consistently delivering exceptional outcomes for its clients.

Alex Isidro, Managing Director of United Kingdom Sotheby’s International Realty, commented, “I'm very proud of my team’s execution of this deal, a strong statement reinforcing our commendable H1 results and commitment to redefining industry standards. Despite the current climate, we have continued to outperform the market and have consistently achieved close to the asking price on our listings – we secured 94% of the Average Guide Price during the first half of 2025. The UK’s super-prime residential market demands discerning judgement and strategic precision, and it is this calibre of expertise that has kept us ahead of the curve.”
