The Barn KT9

Located on Rushett Farm, a 220-acre family-run farm, The Barn KT9 manages to feel both convenient and rural. The listed farmhouse was built more than 300 years ago and still showcases its original interior beams. For the past century, the farm has been managed by four generations of the Woodall family, who have raised both beef and dairy herds, alongside cultivating cereal crops.

Glamping at The Barn provides bell tents and build-your-own (BYO) pitches on a working farm just half an hour from central London, complete with fire pits, hammocks and even an on-site café, while the host, Charlie, has amassed plenty of praise from regulars. From stargazing and skylarks at dawn to communal games and new shepherd’s huts for 2025, it’s a countryside escape that feels like the middle of nowhere while being in the middle of everywhere.

Throughout the year, the farm is home to a variety of rare bird species. Visitors are encouraged to bring binoculars or a camera to spot Nightingales, Red Kites, Buzzards and Kestrels. Excellent birdwatching opportunities also extend across nearby Epsom Common, particularly around the Great Stew Pond.

In the mid-20th century, the farm was transformed into a hub for light aircraft under the stewardship of the late Geoff Masterton. Several barns were repurposed for the restoration and storage of planes arriving from around the world to be serviced. Today, the grass runway remains in use throughout the summer, giving visitors the chance to witness aerial activity overhead.

 

Hammonds Glamping
