Improvements: Ideally situated overlooking Las Moras Creek, the main compound includes three casitas and a separate gathering space, all connected by paved, covered walkways. Approximately 30 years of consistent wildlife management under both current and previous ownership, combined with established feed and water programs, have contributed to the quality of the herd. Turkey are abundant, with the oak-lined creek corridors providing excellent roosting habitat. Other native wildlife includes quail, dove, javelina, hogs, varmints, and numerous other species. The ranch also supports a variety of exotic game, including Axis, Black Buck, Fallow and Addax.

Vegetation: The ranch features diverse South Texas brush habitat characteristic of the Maverick County region, providing excellent cover and forage for whitetail deer and other wildlife. Creek drainages are lined with mature live oak, elm, and hackberry trees, while native brush includes whitebrush, blackbrush, guajillo, guayacan, persimmon, and native grasses. More than 15 areas on the ranch have been selectively cleared or sculpted to promote native grasses and create prime wildlife viewing and hunting locations, with the largest spanning approximately 65± acres.
