Views towards Wandsworth Common, a beautifully planted garden and thoughtfully arranged interiors distinguish this five-bedroom house on Dorlcote Road. Extending to approximately 3,122 sq. ft. across four floors, it combines traditional reception rooms with a bright, expansive kitchen and dining room opening directly onto the garden.

Behind the handsome brick façade, the entrance hall leads to a generous reception room with a bay window, timber flooring and a fireplace framed by an elegant surround. Built-in shelving and cabinetry sit within the alcoves, while the room’s proportions allow for two distinct seating areas. Double doors connect it to the kitchen beyond, creating a natural flow through the ground floor.

The kitchen, dining and sitting room forms the heart of the house. Large rooflights draw daylight deep into the space, while glazed doors open onto the terrace. Bespoke cabinetry combines pale and dark timber finishes, with integrated appliances and a substantial island providing additional storage and breakfast seating. There is ample space for a dining table and a separate sitting area overlooking the garden. A guest cloakroom completes this floor.

On the lower ground floor, a bay-fronted family room provides a comfortable retreat, well suited to a playroom or television room. A separate utility room, shower room and several storage cupboards make this a particularly practical addition to the accommodation.

The principal bedroom occupies the rear of the first floor, with two walk-in wardrobes and a generous ensuite bathroom. Marble finishes frame a freestanding bath, separate walk-in shower and twin basins. A second bedroom on this level has its own ensuite shower room. Three further bedrooms occupy the second floor, served by a bathroom and a separate shower room, with fitted storage incorporated into the bedrooms.

The rear garden extends to approximately 74 ft., with a paved terrace immediately outside the kitchen providing space for outdoor dining. A lawn stretches beyond, bordered by established shrubs and trees that create a leafy setting. A front garden sets the house back from the pavement, with a side passage connecting the outdoor spaces.

Dorlcote Road sits beside Wandsworth Common, whose woodland, lakes, playgrounds and tennis courts bring extensive outdoor space into everyday life. The shops, cafés and restaurants around Bellevue Road and Northcote Road offer a choice of neighbourhood destinations, while Wandsworth Common station and Clapham Junction provide rail connections across London and beyond. The combination of green space, local amenities and transport links makes this a particularly appealing setting for a family home.

This handsome five-bedroom Victorian house has been comprehensively renovated and extended to create approximately 4,137 sq ft of exceptional family accommodation. Designed in collaboration with acclaimed architects McLean Quinlan, the house combines beautifully restored period rooms with an impressive contemporary extension, landscaped gardens, a gym and a substantial private garage.

The property underwent an extensive top-to-bottom renovation between 2016 and 2017. The works included a full-width rear extension, a new roof, double-glazed sash windows by Ayrton and a complete rewiring and replumbing of the house. Further joinery and redecoration were completed in 2023 and 2024, and the result is a particularly cohesive interior in which the original architecture sits comfortably alongside carefully considered contemporary additions.

The ground floor opens into a generous entrance hall, with the principal reception rooms arranged towards the front of the house. The elegant drawing room has a wide bay window, decorative cornicing and a handsome fireplace, while a separate study provides a place to work; an additional room offers flexibility as a playroom, snug or second home office.

A fitted library creates a natural transition between the original house and the contemporary rear extension. Here, a spectacular kitchen and family room spans almost 30 ft and forms the heart of the house. Designed by Plain English, the kitchen has bespoke cabinetry, integrated appliances and a substantial central island, with plenty of room for informal dining and relaxed seating.

A full wall of Fabco steel-framed glazing draws in an abundance of natural light and opens directly onto the garden, creating a wonderful connection between the house and its outdoor space. The extension is topped by a green roof, softening its appearance when viewed from the upper floors. A separate larder sits beside the kitchen, while a side extension provides a generous utility and boot room with independent outdoor access. Dinesen timber boards run throughout much of the ground floor.

The lower-ground floor has been converted into a gym and games room, providing valuable additional space away from the main living areas.

On the first floor, the principal bedroom is complemented by a large fitted dressing room and a beautifully appointed bathroom. A second generous double bedroom and a further shower room also lie on this floor. Three additional bedrooms are arranged across the second floor, together with a family bathroom finished with Mosa tiles. Bespoke fitted joinery provides excellent storage throughout, while a separate loft offers further storage space.

The rear garden was designed by Shelley Hugh Jones, with landscaping and planting carried out by Belderbos. A broad paved terrace runs along the back of the house, providing ample space for outdoor dining, before giving way to a generous lawn enclosed by mature trees and neatly clipped hedging. Extending to approximately 43 ft by 36 ft, the garden feels wonderfully private and is particularly well suited to family life and entertaining.

At the end of the garden, the substantial garage measures almost 28 ft in length and has been renovated with a new roof and roller door. The front garden has been landscaped with equal care, complementing the house’s handsome red-brick façade. Further features include a London Door Company front door with Banham security and integrated audiovisual and security systems installed by London AV Setup.

Patten Road is a quiet residential street close to Wandsworth Common and within easy reach of the cafés, restaurants and independent shops of Bellevue Road, Northcote Road and Earlsfield. Wandsworth Common station provides direct connections to Clapham Junction and London Victoria, while the area is particularly well placed for a wide selection of highly regarded schools.

Behind its handsome Victorian façade, this five-bedroom Wandsworth house has been transformed into an exceptionally luxurious home, with close to 4,000 sq ft of interior space, advanced technology, two cinema screens, a wine cellar, and a separate coach house at the end of a walled garden.

The double reception room spans much of the ground floor and retains deep cornicing, bay windows, chevron wood floors, and a carved marble fireplace. A drop-down cinema screen and concealed speakers provide discreet contemporary technology. The kitchen and dining room is a contrast in the best sense. At its centre is an Arabescato marble island, a solid block that is as much sculpture as worktop. The joinery is handleless, and the Miele and De Dietrich appliances are fully integrated. A 24-carat gold Bisazza mosaic wall adds warmth, and a walk-in pantry keeps the working clutter out of sight. Behind the sink, the splashback is a sheet of glass looking straight into the garden. A sliding glass wall, full height and width, opens the dining table onto the terrace, so in summer the two become one space.

The lower-ground floor is devoted to entertaining. The cinema has a 14 ft ceiling, a Sony 4K projector and a motorised screen. Crestron handles the lighting and sound, so the room goes from bright or party mode to screening with one touch. Beyond it is the family room. A CoeLux system lights it, one of the very few installed in private houses in London. CoeLux reproduces the colour and depth of real sky: sunlight through the day, and a soft moonlit glow in the evening. The walls are hung with hand-painted de Gournay silk. A kitchenette lets the room host a long lunch or a late party without anyone having to go upstairs. From here, a glass-covered spiral staircase leads down into a circular wine cellar with space for about 1,000 bottles. A large laundry and utility room gives the storage a house of this size needs. A second staircase leads up to the coach house at the end of the garden.

The principal suite occupies two former bedrooms, creating a generous private retreat with a dressing room and concealed ensuite bathroom. Two further bedrooms each have fitted storage and their own marble bathroom. Above them, a large loft offers storage and the potential to convert into a sixth bedroom, subject to the necessary permissions.

Landscaped for privacy and security, the garden has paved terraces, established planting, a water feature, automatic irrigation, and evening lighting. At its far end, a self-contained coach house provides further flexible accommodation, with a shower room and an upper level. It could serve as a fifth bedroom suite, guest annex, gym, or home office.

Underfloor heating and air conditioning run throughout the house, alongside Crestron audiovisual controls, Lutron lighting, remotely accessible CCTV, battery-backed uninterruptible power supply, and solar panels.

Lebanon Gardens is a residential street close to the independent shops, cafés, and restaurants of Old York Road. Wandsworth Town station is within easy reach, providing direct connections to Clapham Junction and London Waterloo, while the open spaces beside the Thames and Wandsworth Common are also nearby.
